Why We Prioritize New Developments Online (And How We Handle Resales)

You may notice that our curated online portfolio focuses primarily on New Developments. While we possess full access to hundreds of resale properties and pre-owned inventory across Greece, we intentionally limit what we publish to protect your capital and time.

Unlike the US, Greece lacks a centralized, verified MLS (Multiple Listing Service). Consequently, many resale listings enter the market with inaccurate data and without essential engineering compliance certificates or clear titles. Here is the reality of the local market:

  1. Speed of Sale: Valid, market-priced resale opportunities are scarce and typically go "under contract" within days of listing.
  2. Due Diligence Risks: Listings that remain online for months often conceal significant zoning violations or title defects. Curing these issues typically requires 3–12 months and upfront capital, during which time a seller may cancel the deal or increase the price (gazumping).
  3. The "Value Trap": Lower list prices on older homes often mask heavy renovation costs and legal hurdles that New Developments do not carry.
