However, when you arrive, we commit to showing you the best available options that match your criteria.
How We Are Different: True Buyer Representation In Greece, it is common for agents and developers to function solely as listing agents, pushing their own exclusive inventory to close a deal quickly. We operate differently. We bring the US Model of Buyer Representation to Greece.
Fiduciary Duty: We work for you, the buyer, not the seller.
Co-Brokerage: We cooperate with other professionals, developers, and listing agents across the country. We split our commission (co-broke) to ensure you have access to the entire market, not just our internal listings.
⚠️ The "Procuring Cause" Trap (Important) To protect your interests and allow us to negotiate on your behalf, it is critical that you do not contact listing agents or developers directly.
In the US, "Procuring Cause" determines who gets paid. In Greece, if you call or email a listing agent/developer directly, they will "register" your name in their database ("I have this client"). Once this happens:
We are legally blocked from representing you on that specific property.
You lose your advocate and are left to negotiate directly with the seller’s representative, whose job is to get the highest price for the seller.
The "Open Listing" Risk Since there is no MLS, many owners give their property to multiple agents as an "Open Listing." This results in the same property appearing on different sites with different prices and conflicting data. If you call five different agents, you might be inquiring about the same house five times, signaling desperation to the seller and driving up the price.
